Our clients at this property in the South Auckland suburb of Mangere wanted a full house renovation of their rental property to bring it up to the latest healthy homes standards, increase their rental yields and attract better-qualified tenants. The goal was also turning this property into a worry-free investment: minimizing any future maintenance costs and stress from dealing with constant issues.
Opening Up Space
By cutting back the wall between the kitchen and living room we have created a smooth transition between the kitchen and living area and greatly enhanced the function and layout of this room. The high ceiling, now painted all white, makes the living area look taller and grander.
Kitchen Renovation
The existing kitchen was very outdated, with cabinets falling apart and was in desperate need of upgrading. We have installed new melamine cabinets with stainless steel handles and an engineered stone benchtop. The main reason we recommend using the engineered stone rather than the laminate is its durability and ease of maintenance. The stone also makes the kitchen look very attractive.
Bathroom Remodel
By replacing the existing vanity, bath, and mirror with new, modern units and installing large marble-pattern tiles around the bath we have added comfort and beauty to this room. By keeping the colors light and bright we have managed to make the bathroom feel bigger.
Rental Property Flooring Recommendations
For any areas exposed to water and dampness, we recommend installing vinyl – it’s waterproof, durable, and cost-effective. Our client has decided to follow our advice to install the heavy-duty vinyl flooring in the kitchen, dining room, and bathroom. The solution-dyed nylon cut pile carpet was installed in the lounge and bedrooms. The high-density underlay and 40 ounces carpet thickness makes it feel very luxurious and will last longer than the cheap low-density polyester products.
Added Bonus
Installing an exterior hot water cylinder and converting the hot water cylinder into the cupboard created more storage. We have also upgraded the switchboard to comply with the electrical codes.
